How to Pay Your Condominium Fees 1. PAY VIA MAIL: ·
Mail your payment, made payable to Americana
Centre Condominium, Inc., with coupon in the payment envelope. ·
Mail to:

85082-1148. 2. PAY ONLINE (NEW OPTION): ·
Log on to www.cabanc.com ·
Click on “Credit Card Payments” or “Electronic
Payments”. ·
Follow instructions. 3. DIRECT DEBIT PAYMENT SERVICE: ·
Direct Debit is an electronic payment
alternative to paper checks. Your
bank will automatically deduct the payment from your account on the third (3rd)
business day of the month. ·
If you wish to enroll in the direct debit
program, please call CMC’s Customer Service Department at (703) 631-7200, or
download the direct debit form from CMC’s website at www.cmc-management.com and mail the
form to CMC. 4. You
may also check the status of your account 24 hours a day by going to CMC’s
website at www.cmc-management.com Americana Centre
Condominium, Inc.’s Collection Policy 1. The
monthly assessment is due in advance on the 1st of each
month. Checks are payable to
Americana Centre Condominium, Inc., not Community Management Corporation
(CMC). Please allow adequate travel
time through the mail for your payment to be received on time to avoid late
fees. 2. If
payment is not received by the 15th of the month, a $15.00
late fee is due. Payments
received on or after the 16th of the month are assessed the $15.00
late fee. 3. On our
about the 17th of the month, a reminder notice is sent. 4. If
full payment is NOT received by the 30th of the month, an
Exhibit B “Notice of Intent to Accelerate Payments (through the end of the
year) and Intent to File a Lien” is sent by certified mail. You will be charged a $12.00 certified
letter fee. 5. If
full payment is NOT received by the 60th day, the
remaining installments of the annual assessment are accelerated (through the
end of the year) and the account is referred to the Association’s attorney to
file the lien. 6. Once
the account is in the attorney’s hands, the delinquent owner becomes
responsible for all collection costs, interest, postage, attorney’s fees and
costs incurred by the attorney. (P.S. These costs and fees are not cheap!) 7. Once a
lien is filed on your house, it becomes a matter of public record and can
affect your credit. Additionally, the house cannot be sold until the lien is
paid in full. 8. The
attorney can also file a civil suit in district court in order to seek a judgment.
Costs incurred including additional attorney’s fees become the
responsibility of the delinquent owner. 9. Once a
judgment is received, the attorney can file for garnishment. Wages, bank
accounts or other assets may be attached in order to satisfy the judgment.
Or the attorney will commence proceedings
to foreclose upon the house. All costs associated with the foreclosure are
added to the account |
